Introduction

Little Riverside is a ground floor, self-contained, self-catering apartment situated in a small modern estate of self-build timber frame houses. It is located at the end of a cul de sac and has pedestrian or road access almost to the front door.

Pre-arrival

We have an extensive website with photos of all rooms. Bookings and enquiries can be made by email, telephone or letter.

Guests are provided with written directions by train, road, river or riverside path.

The nearest main line railway station is Totnes – 15 minutes walk or 5 minutes drive away.

The nearest bus stop is at the top of the road 400 metres away.

Arrival and Car Parking Facilities

Little Riverside is at the end of a cul de sac and access is available up to 5 yards from the front door. There is unrestricted safe parking 30 yards away.

Main Entrance and Reception

You will be greeted and given keys for the front door and the lockable gate to the public riverside path.

Front door measurements height 196cm, width 82cm, keyhole height from the ground is 120cm.

From the ground outside there are two steps to get inside. The first is a concrete step 12cm high 40cm deep. The second is the sill of the door. It is wooden 17cm high and 13cm deep.

The front door opens (hinged on the right) into a reception area with coat hanging and outdoor shoes on the left. The light switch for the kitchen and lounge is on the left. There is a large bristle mat on top of non-slip ceramic tiles.

A welcome pack is available on the dining table with as much information about Little Riverside, Totnes and the surrounding area as we hope you will need.

Access can be gained by the lounge French windows. The way round to them is through a latched side gate which is 90cm wide. There are two stone steps up to the French windows. The first is 12 cm high, 21cm deep the second is 12cm high, 24cm deep. Another step up to the sill is 6cm.

Lounge/Dining Room

The apartment is open plan. The Lounge dining room and kitchen are one room measuring 5.7m x 3.7m.

The flooring in the kitchen is non-slip ceramic tiles while the rest of the apartment except the bathroom are ash floorboards. There is a blue and white kelim rug on the lounge floor and two wood and leather chairs with matching footstools. All are moveable. The wooden dining table is 90cm x 90cm with 2 dining chairs. There is a modern standard lamp with a halogen reading lamp attached, both lights with separate dimmer controls.

Wall mounted ash shelf unit housing TV, DVD and a selection of films. The wall mounted digital flat screen 15” TV has a remote control. Radio is also available on the TV.

French doors allow unobstructed river views.

Kitchen

The kitchen is open plan forming part of the dining/living room. It is L-shaped and measures 2m x 2m.

The work surface is 90cm high and 60cm deep. Sink and two-ring electric hob are mounted into the work surface. The sink is round 45cm diameter with a mixer tap at the back.

There is a combination oven, microwave and grill mounted on the work surface. It has a front opening door with a handle at 95cm high. There is a full set of clear operating instructions. We have an under surface fridge with a 2* ice box at 70cm. The highest shelf is 47cm.

Crockery, glasses and cups are in the wall mounted cupboards with handles at 153cm.

The dish drainer is mounted above the sink at 155cm and the saucepans are on a wall mounted rack at 160cm.

The fire blanket is wall mounted near the sink and is at 150cm.

Bedroom

The entrance to the bedroom measures 79cm wide and does not have a door.

There is a double bed – a continental double width 140cm which does not go all the way down to the floor. The mattress is good quality heavy foam construction with a foam topper. All bedding is white cotton with down-filled duvet and pillows. Looking at the head of the bed there is an open wardrobe to the right with hanging space and 10 wooden hangers. Drawer space is below and shelves above.

There are bedside cabinets, electric points and wall mounted individually controlled lights either side of the bed. Next to the wardrobe there is a wall-mounted mirror and shelves serving as a dressing table. A hairdryer is supplied.

The space between the bed and the wardrobe on the right is 37cm and between the bed and the wall on the left 49cm.

Bathroom

The door to the bathroom is hinged left, measures 65cm wide, 193cm high and has a lever handle. It is lockable from the inside.

The shower cubicle is an 80cm quadrant. The glass door opens to the right, is 48cm wide and the step up to the shower tray is 26cm.

The height of the power shower unit is 140cm and the shower head is 187cm (adjustable).

The toilet seat is 44cm high, the space to the right is 13cm and to the left 40cm. The sink height is 83cm.

There is a wall-mounted heated towel rail. The floor surface is Rhinofloor cushioned vinyl.

Outside

The French doors from the lounge open onto a small exclusive garden with outdoor seating and occasional table. A winding path leads to stone steps down to a lockable gate to the river path. This path gives easy level access to the railway station. People with disabilities may find this too difficult but there is however a way to the river path following a level path around the front of the house.

Little Riverside is finished internally in environmentally friendly non-allergenic paints and varnishes. Our cleaning materials are also.
